Owner Sainick shared with us the eventual goal for the firm, and how its current services are helping bring that goal closer with each passing day. “Our goal is to supply accurate, easy-to-navigate inventory reporting in line with the TDS (Tenancy Deposit Scheme), and become the go-to supplier for all inventory services in the operating area. Our reporting is custom built to help enable our inspectors go into greater detail when reporting on both the condition and cleanliness of a property. The end result are reports which are accurate, impartial and avoid disputes at the end of tenancy.” Working with both small and large portfolios, Ivy Inventory’s services can be scaled for almost any size of property or client. Their largest client is a property management company in Birmingham that manages in excess of 300 student properties. Sainick and his team are required to complete more than 250 property check-outs over just two days. The team of staff bring expert levels of knowledge to the work, ensuring they remain up-to-date on the latest property and rental legal developments. Sainick talked us through the inspectors that work at Ivy Inventory, and how they maintain such an excellent standard of work. “All our inspectors are trained to the highest standard in both AIIC (Association of Independent Inventory Clerks) and ARLA. We are therefore well-placed to advise agents and landlords where there have been issues or problems outside of what would be considered fair wear and tear, and where improvements need to be made. We constantly obtain feedback from our clients and keep up-to-date with rental legislation within the industry to ensure our reporting is delivered legally.” Still relatively young as a firm operating across Coventry and Warwickshire, Ivy Inventory are still learning to navigate the property inventory market. However, there also comes major bonus- es to being a young firm in a traditional market. Introducing new and digitally innovative methods of reporting, Sainick and his team are helping landlords and agents manage their portfolios with greater efficiency. “We invested heavily in our custom-branded soft- ware, which has enabled us to compete with the largest of our competitors. Our own app-based reporting means our inspectors are able to conduct, complete, and send off completed reports from a property all within a few hours. Also, our key fea- ture is our online paperless process where tenants are able to sign their reports remotely on a laptop, desktop or mobile device and upload comments and photos. With the nature of the industry and last minute move-ins, this is a very helpful feature for our clients.” In the last year, the firm has seen its revenue double which has in turn enabled it to begin employing staff within full-time positions. Thanks in part to reassessing clients fees, Ivy Inventory’s exponential growth has also allowed it to work with more clients across the region than ever before. Sainick closed out the interview by taking us through the plans for the firm heading into the next twelve months. “Over the next twelve months we plan to double our resource which will enable us to work with more agents and landlords in the operating area. We also plan to introduce a maintenance service, where we will offer our clients the choice to have property maintenance works carried out by us. Given the current high demand for property maintenance this service will enable our private landlords in particular, to help better manage their own properties”.
