8 | Northern Enterprise Awards 2022 Nov22657 THE TRANSFORMATION OF FARR HALL BY JOHN EVANS OF BORTRAM LUXURY HOMES Some of the most interesting elements about our work are requests for things that literally don’t exist (yet), and when we ask about budgets, often the response is literally “just give me a YES”. So, two years ago I met Dr Santiago Puig when we first started discussing property renovation. It immediately became apparent he was a man with impeccable taste and very high expectations, as you would imagine from a man in his position. He invited me for lunch to discuss a new project he was considering, the beautiful ‘Farr Hall’ in Farr Hall Drive, Lower Heswall - a period Edwardian building with a slightly newer Victorian extension which was constructed to be the ‘Ballroom’ of the main property. Dr. Puig had been offered the flat above his property and he wanted to commission us to turn both properties into a duplex, with a single request that the renovation had to look like it was never a conversion of two flats and in fact wanted it to enhance the original Edwardian and Victorian styles of the property by literally pulling down all the false ceilings and studded walls, upstairs and down and exposing as many of the original features as possible especially the high ceilings. He was also keen to make it an open plan living/ entertaining area as Dr. Puig is an enthusiastic cook, loves dinner parties and entertaining his friends. After a few more lunch meetings and many ideas back and forth, we made a plan and employed Andy Armstrong from Condy Lofthouse architects to create drawings for the planning authorities. Work started by removing ceilings, walls, floors, wiring and pipework this was a serious renovation going back to the fundamentals of the building in its entirety whilst constantly ‘listening and respecting’ the building and what it had to offer to combine/enhance original features, yet creating the modern, state of the art, lifestyle clients have come to expect from our ‘Bespoke builds’. The Coffered Ceiling was a great starting point for this project as I believe it’s a hallmark of traditional interiors which exudes class, dating back as far as the ancient Greeks and Romans, created to save the weight of the stone ceilings in that period. Dr. Puig and I agreed that back lighting them with Marine style ‘Cobb lighting’ further enhances this beautiful piece of architectural design. The story of the ‘two islands’ was inspired by the fact the one is a ‘working island’ and the other is an ‘entertaining island’, the latter encompassing the beautiful views of the Dee Estuary and on to the Welsh coastline. When we talked about chandeliers, three to be precise, in the kitchen Dr. Puig gasped and raised his eyebrows, so we did a mock up for him to visualise. This lead to two things, firstly, he fell in love with the concept as it complimented the Coffered Ceiling and secondly, rather cleverly, we hung them first thing in the morning as the sun was rising, still in the middle of a building site I might add, which reflected all the beautiful prisms of glass on to the walls in the kitchen which surprised both Dr. Puig and myself actually, and almost brought him to tears. He was instantly sold on the chandeliers! From the completely Bespoke kitchen, this leads off into a large open plan hallway which shows off the solid oak and glass staircase. This takes you directly in to the snug room which has a log burning stove, large ‘L shaped’ sofa and recessed TV. Of course, another chandelier lights your path up the stairs. Nestling in the corner of the snug are bifold doors that take you out on to a beautifully designed balcony to enjoy a cocktail whilst watching the sunset over the estuary and Welsh hills. With a commercial grade patio heater this is still enjoyable experience even with snow on the ground! From the snug up three more solid oak steps you find yourself in an ‘open plan’ hotel style main bedroom which has ‘Paddington’ the bath sitting in one of the towers enabling you to have a bath whilst enjoying the views again. Possibly one of the best requests we had from the owner was to be able to have a shower whilst still looking over to Wales through the vast windows. After a few conversations we decided on creating a ‘Bespoke to Bortram’ four-sided shower cubicle, complete with a privacy panel in the middle of the glass for discretion, which creates a 1.8m x 1m transparent cube between the bathroom and the main bedroom enabling the ‘views’ request box was ticked. Our Bortram Luxury Homes moto of always creating a ‘YES’ is of paramount importance to us when dealing with discerning clients, as they just want the result and are not always interested in how you achieve this, just as long as we do! But Lucky Move seems to have found the key to success! We speak to Director, Arleta Rybacka, who tells us more about the firm and its remarkable journey as it wins this prestigious accolade in the Northern Enterprise Awards 2022. The property rental market is a hugely lucrative sector right now and is experiencing a real surge in activity. According to trade body Propertymark, an average of 13 prospective tenants are lining up for every rental property out there. Tenant demand is up 20 percent year on year, but the available rental properties are down 9 percent, according to data from online property giant, Rightmove. Innercity studio flats are seeing the highest surge in interest across the UK. The north is experiencing a huge uptick in rental properties currently and, after the capital city of London, it is the north east which has seen the largest monthly increase in its market prices. It’s no wonder that lettings agents are ridiculously busy right now. Lettings and estate management agency, Lucky Move, was established in 2020 with initially only 11 properties to manage. Two years later, the company has grown vastly as a business and is now responsible for more than 200 properties and has more than 500 tenants to its name. Based in Kingston upon Hull, and operating throughout most of Grimsby and Peterborough, Lucky Move provides various lettings services for its clients, acting for both the landlords and the tenants, from viewing and signing agreements, to maintenance jobs, and also providing references for its tenants too. “We support our clients at every step of the letting journey,” states Arleta Rybacka, the company’s Director. “Our overall mission as a business is to provide the best service possible, for both the tenants and the landlords, which often can be quite a task, as the intentions of the two are sometimes very different.” As a culturally diverse company that purely judges potential employees by their merits, rather than their gender, race or religion, Lucky Move believes in giving everyone a chance, as long as they are hardworking, ambitious, have the right work ethic and attitude, and are determined to learn and undertake appropriate training. “We believe that everyone deserves an opportunity to prove themselves to us, that they are the right people in the right place. This includes 360 degree photos and virtual viewings, online applications for potential customers, and even video calls with the landlords and service providers. Although this isn’t exactly a ‘trend’ within the industry, more a result of an unavoidable event, it has brought beneficial adaptations to the industry which were necessary to keep it afloat at the time. Recently, as a reward for its tenacity, commitment, and hard work, Lucky Move gained recognition in the SME News’ Northern Enterprise Awards and was crowned with the prestigious accolade of Best Estate Management Services Provider in East Yorkshire. Pizzeria Italia has earned its incredible reputation through a dedication to creating delicious, fresh food. We spoke with Director and Master Pizza Chef Filippo Ricci to find out more about Pizzeria Italia following its recognition in the Northern Enterprise Awards. Established in 2017 in Newcastle Upon Tyne, Pizzeria Italia has quickly cemented itself as one of the best pizzerias and eateries in the north. With a dedication to authentic Italian food combined with a comfortable and welcoming atmosphere, Pizzeria Italia has cultivated a strong presence in a market that is notoriously competitive. For Filippo, the recipe for success seemed obvious from the outset, noting that authentic pizza in Newcastle and the local region was somewhat lacking. Equally, Filippo understands that good food – especially good Italian food – relies on fresh ingredients, passion, and a simple love for food. “The care and passion we put into our work make us unique, our product is unique, because it begins with the study of every detail to obtain a beautiful and good pizza. the choice of raw materials, first to create our dough and then to season our pizzas, the equipment we use and the methods to obtain a unique digestibility. “I also offer thanks to our ever so attentive and magnificently professional staff who are fully dedicated to our customers, new and old.” It must absolutely be emphasised that while almost anyone can make pizza, it takes passion to perfect it. Here, Filippo continues by explaining the road he has taken over the last few years. “I started my studies as a Pizzaiolo in the first months of 2015, coached by the Master Pizza Chef Valerio Valle. My first course was focused on ‘Classic Pizza’, subsequently obtaining the Pizzaiolo diploma at a professional Italian school. I then attended a personalised course on ‘Pizza in Pala’ and on ‘Vegan Pizza’, with the Pizza Chef Vincent Di Marcello. The Pizzaiolo journey began with the purchase of the pizza shop ‘Pizzeria Italia’ in Newcastle in 2017. “In 2018, I perfected my method thanks to an experience with my teacher and shortly after we hosted the first ‘Pizza Gourmet Testing Event’ at Pizzeria Italia. In 2019, I attended a tailored course, focusing my studies on ‘indirect dough’ and on ‘high hydration’, applied both to the ‘Pizza in Pala’, the ‘Pizza al Padellino’ and the ‘Pizza in Teglia’. At the end of 2019, I participated as a finalist in the UK National Pizza Championship at the Italian Awards in Manchester. In 2020, I founded the first Pizza School in the North-East, offering specialised professional courses for pizza makers.” It would be remiss here to not spend a moment to focus on the commitment to good food that Filippo has showcased along his comprehensive journey. The time spent learning from the best in the business has certainly reaped its own rewards when it comes to establishing Pizzeria Italia in Newcastle, with a brand that perseveres throughout the north.
